What a roofing quote depends on

HomeAdvisor gives roof repair a typical range of $395 to $1,967 and an average of $1,174, with jobs running from $150 to $8,000 at the extremes. Material, roof size and the extent of the damage move the bill most1.

Networx lists what a roofer prices: roof size in squares (one square is 100 square feet), number of stories, roof type and pitch, the material, and whether the old roof has to come off. Its ranges are about $310 to $1,000 for a repair and $4,500 to $8,600 for a replacement2.

Get three written bids for the same scope. State boards in California, Arizona and Washington all advise it345. And skip the roofer who knocks: Arizona's Registrar warns that traveling crews solicit roofing work door to door, often cheaply, and that the results are often poor3.

What changes a roofing quote

  • Size, in squares

One square is 100 square feet; more squares, more material and labor2.

  • Stories and pitch

A taller, steeper roof is harder and slower to work on2.

  • Material

The roofing material is one of the main drivers in both sources12.

  • Tear-off

Removing the old roof adds to a replacement quote2.

Roofing questions

Should I get more than one roofing quote?

State boards in California, Arizona and Washington all advise at least three written bids for the same scope345. See the hiring guide.

Repair or replace?

Ask each roofer to price both. The published ranges above show how far apart they can be.

Is a missing shingle an emergency?

Not if no water is getting in. Water coming through a ceiling during a storm is the call-now case; see after-hours calls.

About this page

We do not earn anything from your quotes or sign-ups today. Every partner link is a plain link to the partner's own site, without a referral code. We may join partners' referral programs in the future, and this notice will say so before that changes.

Cost figures are national ranges published by the sources named on each page, on the date we read them. Your price depends on your home, your area and the pro. The partner's or pro's own page and written quote are the final word on price, coverage and terms.
